Australia’s top performing suburbs for 2019 for house & units

2019 will go down as the year when new records were set. For 2020, we’re likely to see markets in recovery mode as housing prices catch up and then overtake their previous record highs, however we expect the rapid rate of capital gains seen over the second half of 2019 to lose steam as stock levels rise and affordability deteriorates.

On what has been a strong rebound in housing market movements from 2018, Corelogic has released their annual report Best of the Best, for 2019. The Corelogic Best of the Best 2019 report provides an in depth review of housing values based on all data current to November 2019. The report covers a range of housing data metrics such as median values, 12-month change, 5-year change and rental rates and yields over time. The data provides house and unit values across a national level and capital city-suburb level.

Comments made by Corelogic’s Research Director, Tim Lawless in this year’s report, “2019 – The housing market moved through the largest and longest correction on record, followed by a fast-paced rebound in values through the second half of the year. Housing turnover fell to record lows in 2019, as did new advertised stock levels. Interest rates reduced to levels previously unseen, while the concentration of investors in the market also plumbed new depths.

Between the market peak in October 2017, and the trough in June 2019, the national index fell by 8.4%. The previous record decline in national housing values was an 8.1% drop through the early 1980’s as the economy moved through a recession and unemployment peaked slightly above 10%. Larger peak-to-trough falls were recorded in Sydney (-14.9%) and Melbourne (-11.1%), where housing conditions had previously been the strongest. Of course not all the capitals found a floor in housing values through the year, with data through to the end of November showing that Darwin values were still trending lower, down a cumulative 31.5%, while Perth values posted a rare rise in November, but remained 21.6% below the 2014 peak.”

Data and recency behind the report

The Best of the Best 2019 highlights the top 10 suburbs (house & unit) nationally & across each of the capital cities based on the below criteria:

  • All data highlighted is current to November 2018: Total value of sales to September 2019.
  • Median value data: Based on the middle value of all automated valuations across the suburb.
  • 12-month change: The percentage difference between the median AVM value in the same period compared 12 months ago.
  • 5-year change: The percentage difference between the median AVM value in the same period compared 5 years ago.
  • Rental rates: Quotes are based on the median across all rental advertisements over the 12 months to November 2019.
  • Gross rental yields: Calculated across those properties advertised for rent. The annualised rental listing is divided by the valuation estimate to derive a gross yield for individual properties. The displayed gross yield is the median across the region over the period.
  • Total Value of Sales data: The total value of all property transactions recorded over the 12 months to September 2019. Included in the analysis are only those suburbs that had at least 200 dwellings, 20 rental observations, 20 sales with a minimum of 100 AVM observations.
